AREA WITH A DETAILED ZONING PLAN – Model 1 without a building permit. Larger models with a building permit:
Here, you can build a carport in accordance with the regulations for Attefall houses. The carport can therefore be built on a 30-square-meter lot. The maximum ridge height is 4 meters.
This rule does not apply to properties with more than two households; it applies only to lots with single-family or two-family homes.
The carport must be a freestanding structure; that is, it must not be integrated with an existing building.
Keep in mind that Attefall houses require a building notification in areas covered by a detailed plan, and that work may not begin until the notification has been approved by the municipality. Before an Attefall house can be occupied, the municipality must also issue a final decision. Often, the same application form is used as for a building permit, although less information needs to be submitted. A shoreline protection exemption may also be required if the building is to be constructed within a shoreline protection area.
In all cases, it is important to keep in mind that a neighbor’s consent is required if the building is erected closer than 4.5 meters from the property line.
COHESIVE SETTLEMENTS – SUCH AS A SMALL VILLAGE: All models depend on the municipality.
The regulations are less strict than those in the zoning plan, but a building permit is usually required. Check with your local municipality.
AREA WITHOUT A DETAILED PLAN: All models
Here, you can build a carport without a building permit or building notification. The carport can be larger than 30 square meters as long as it does not dominate your main building—that is, it must not have a larger roof area or be taller than your house.

The fee for Morgan to handle your building permit application is 3,000 SEK. As soon as you’ve made the payment here on the website, Morgan will get started. Municipalities charge different fees for building permit applications, but you should expect to pay between 3,000 (Gothenburg) – 6,000 (Stockholm) – 8,000 (Umeå) SEK, which your municipality will invoice you for along with your notice to begin construction. The cost of Morgan’s handling of the application does not, therefore, include the fee charged by your municipality for the building permit application.
If you want to ensure delivery, you can pay a reservation fee. Since the pandemic began, the supply of larch wood has decreased significantly, and sometimes even solar panels are backordered. Our delivery times are currently about 9 weeks.
